In exploring the theory of operation behind these gadgets there is one thread that unites them all.  This is of course what we call the electromagnetic spectrum.

According to modern scientific theory, electricity is the flow of electrons (which normally surround or orbit an atom's nucleus in a cloud according to the Bohr theory of the atom).  This flow of electrons is what creates a "field".  You can think of a "field" if you imagine the ocean surface.  There are two fields created by the flow of electrons, orthogonal to each other (90 degrees apart).  These two fields are called the electric and the magnetic.  Hence the word electromagnetic.

Electric fields are envisioned to travel in "waves".  Imagine an undulating "wave" upon the ocean's surface.  The wave has a frequency, how many times per second a crest breaks upon the shore and a wavelength the distance from crest to crest.  Hence the word spectrum.  For waves, the frequency is equal to the wavelength multiplied by the speed of the wave.  In electromagnetism, the waves travel at the speed of light.  So we relate frequency to the speed of light by the equation Frequency = Wavelength multiplied by the speed of light.

You see the electromagnetic spectrum is made up of frequencies.  It's what we mean when we say from "DC to Daylight".  That's kind of a little pun if you will.  It means from no frequency to near infinite.  DC is direct Current and has no frequency, it is represented by a constant potential energy instead of an undulating one as in AC or alternating current.  Our knowledge of the electromagnetic spectrum is some what more limited.  LOL For example the AC current that travels the power poles and wires in your house operates at 60Hz here in the US.  An Hz is a Hertz and is a unit of cycles per second.  So normal household current here in the US undulates like waves on an ocean at 60 times per second.  Now that would be impressive wouldn't it?  Ocean waves breaking on the shore at a rate of 60 times per second!  Wouldn't be much shore left in a hurry would there? LOL

Well, light is measured in frequencies from ten to the thirteenth power through ten to the seventeenth power!  The part of the electromagnetic spectrum we call light is broken into three general sections, Infrared, visible and ultraviolet.  The frequency of Infrared waves (what we call heat) are measured in 10 to the 13th through 14th power, visible light waves are measured in ten to the 14th power and ultraviolet in ten to the 15th through 17th power.  Think of it, that's a frequency of 1 followed by 17 zeros. 100,000,000,000,000,000.  That's a lot of waves per second.  Even at the speed of light, that makes the wavelength or distance between each crest very small.  Given the speed of light is 3 times ten to the eighth meters per second, the wavelength would be 0.000000003 meters long or 0.000003 millimeters or what we call 3 nanometers.  And beyond the light spectrum is gamma and x-ray, so called exotic spectra etc.

So what does all this mean?  It means that much of what we perceive is a wave, whose wavelength/frequency is somewhere from DC to daylight (and beyond).  From household current to radio and television to light and x-rays.

There are portions of the light spectrum that we cannot see with the human eye, infrared and ultraviolet.  But we have sensors or instruments that can see these invisible portions of the "light" spectrum.

The theory is that ghosts give off electromagnetic energy and in so doing allow us to sense them.  The obvious question is of course, what spectrum?  Radio?  Light?  (Infra-red (heat), visible or ultraviolet?)  Perhaps even x-ray?  Well we have radio wave sensors and Digital cameras that can sense infrared through visible to ultraviolet light and even normal photographic film is sensitive to x-ray.

So what it means is that we have tools that can allow us to scientifically detect the presence of entities.  Based on one assumption.  The assumption that ghosts give off electromagnetic energy.

In my book, that's a pretty big assumption.  Only human arrogance would presume this is true.  Scientifically speaking, we are still a very primitive race and our understanding of science is in it's infancy.  There are other forms of energy that we are just now becoming barely aware of and there most likely are other forms of energy that our "modern" science has not even pontificated.  So why would ghosts use current science knowledge energy and physical world trappings ie electromagnetism?  Still, it is possible isn't it?  And that's the crux of science.  To prove or disprove an assertion of observed phenomenon through prediction and repeatability.
